Choosing the right one depends on how a buyer actually lives. "Millennium appeals to buyers who want a polished, full-service building," notes Mamola. "The management and finishes are consistently strong."
The St. Regis Residences and the Four Seasons Private Residences bring five-star hotel services to condo ownership. Both offer concierge, housekeeping, fitness centers, and access to hotel pools and spas. These buildings command premium pricing but deliver service levels that few others match.
"The hotel-branded buildings are about service," Mamola explains. "For buyers who travel often or want white-glove support, that premium can be worth it."
The Avery offers contemporary luxury with a rooftop deck, fitness center, business center, and twenty-four-hour concierge, and its newer construction means efficient systems and smart-home technology. Yerba Buena Lofts take a different aesthetic, with industrial, loft-style homes, high ceilings, and deeded parking near Yerba Buena Gardens.
"Buyers are not all looking for the same thing," observes Mamola. "Some want a sleek new tower, others want character and volume, and the neighborhood has both."
Amenities only add value when they are used. A rooftop deck is appealing, but a buyer who works from home may value concierge and package handling more. Reviewing staffing levels, maintenance quality, and HOA reserves matters as much as the amenity list itself.
"The smartest buyers match amenities to their daily life," Mamola adds. "Paying for services you will never use is not luxury, it is overhead."
LUMINA is notable for including a pool within its fitness amenities, which is relatively uncommon among San Francisco high-rises. Hotel-branded residences also offer pool access through their hotels.
Fees generally range from about $900 to $2,500 per month, depending on unit size and the building's amenity package.
For buyers who value concierge, housekeeping, and spa access, the service levels can justify the higher price. The right answer depends on lifestyle and how often those services are used.
